Memory trick: hätte/wäre are irregular and used directly (not with würde); almost every other verb uses würde + infinitive instead of its own (often old-fashioned-sounding) Konjunktiv II form.
⚠ Common mistake: Don't say "würde haben" or "würde sein" — hätte and wäre are always used directly, never with würde.
